The volume of lease agreements concluded in Poland in 2014 was record-breaking and reached over 2.8 million sq m GLA (1.9 million sq m NLA). The activity of the logistics tenants in Poland in the years 2010-2014 held at a very high level and generated approximately 2/3 of demand for this type of space in Central and Eastern Europe. Some considerably large transactions were concluded in Poland, including the letting of office space to Amazon in three facilities in Poznań and Wrocław (in total, over 370,000 sq m of space leased), and to Intermarche in Poznań (75,000 sq m).
2014 was a good year on the logistics & warehouse space market in Poland. Poland’s increasing GDP and the recovering economy of the European Union, especially Germany, strengthened the industrial & logistics market in Poland, and generated a very high demand for new logistics & warehouse space, especially in Poznań, Wrocław, and Silesia. Warsaw, which has been Poland’s largest and strongest market, is still in good condition, but less dynamic than the country’s western and southern regions, said Marc Le Bozec, Head of Industrial Agency at DTZ.
In the last year, the volume of investment transactions on the warehouse & logistics market in Central and Eastern Europe reached an unprecedented level of EUR 1.7 billion, which constitutes an 8% share in Europe’s logistics investment volume for 2014. The highest number of investments on the warehouse market was observed in Poland and the Czech Republic, with total value of EUR 720 million and EUR 734 million, respectively.
DTZ’s analysts predict that in the years 2015-2019, rents for warehouse and logistics space in Poland and the Czech Republic will remain stable, while Hungary and Romania will see an increase of 1% year-over-year. In the years 2010-2014, the most significant increase in rent rates was noted in the Baltic region (2.7% per annum). According to DTZ’s experts, this rising trend in these countries will keep in the coming years; however, rents will increase at the pace of less than 2% a year, and thus slower than in the past four years.
We are optimistic about the future and believe that the upward trend will continue in 2015. Although we are not expecting such spectacular transactions as were concluded last year, we estimate that the volume of lease agreements concluded in Poland in 2015 will exceed 2.3 million sq m GLA. Rent prices should remain at the level comparable to 2014, predicts Le Bozec.
At the end of 2014, average vacancy rates for warehouse & logistics space in Central and Eastern Europe fell from the previous year’s 12.5% to only 9.7%. Unleased space index decreased throughout the region, and in the Polish market it was at 5.8%.
